When You May Need a Plumber
Toilet keeps filling
A cistern runs continuously, takes too long to refill or allows water into the pan between flushes.
Dripping taps & shower faults
A tap will not close fully, a shower drips after use or a control no longer operates correctly.
Poor pressure or flow
Water pressure or flow has reduced at one outlet or across the property. We check whether the restriction is local or affects the supply.
Water beneath a fixture
Damp cupboards, pooling under a basin or water around a toilet can come from supply connections, wastes or seals.
Planned alterations
You need a fixture replaced, an isolation valve fitted or pipework altered as part of maintenance or refurbishment.

Plumbing repairs & maintenance
We repair leaking pipework, replace failed valves & attend to taps, toilets, showers & waste connections. We check how the fixture is supplied & drained, so the proposed work addresses the cause of the problem.
Water supplies & isolation
We investigate restricted flow, check accessible stop valves & identify sections that can be isolated for repair. Where a hidden supply leak is suspected, we explain whether a specialist leak detection survey is needed.
Installation & alterations
Replacement fixtures, new isolation points & pipe alterations are planned around the existing system & the intended use. We discuss the scope, suitable components & any required shutdown before starting.
Emergency plumbing
Where water is actively escaping, we first assess how it can be isolated to limit further damage. We then explain the repair options, the applicable rate & any materials required.

What is included
The agreed hourly attendance covers assessment, the authorised plumbing labour & checks appropriate to the completed work. We explain what we have found, discuss the options & test repaired connections or fixtures before handover.
After the first hour, hourly labour is charged in 15 minute increments. The applicable rate & scope are agreed before work begins.
What is not included
Materials, replacement fixtures, major excavation, underground pipe replacement & reinstatement are priced separately. A specialist leak detection survey or moling is agreed separately where required. We explain additional work & its cost before proceeding.

Plumbing FAQs
How is plumbing charged?
Plumbing is £80 per hour + VAT from 8am to 5pm, £100 per hour + VAT from 5pm to 9pm & £125 per hour + VAT out of hours. After the first hour, labour is charged in 15 minute increments. We confirm the applicable rate before attendance.
Are materials included?
Materials & replacement fixtures are additional. We explain the parts required & agree their cost before fitting them.
Can you repair the problem on the first visit?
Many straightforward repairs can be completed during the visit if suitable parts are available. Unusual fittings, concealed pipework or larger alterations may need another visit, which we discuss with you.
Do you deal with hidden leaks?
Yes. If ordinary checks indicate a concealed leak, we explain whether a specialist leak detection survey is appropriate. The survey to locate the leak & any subsequent repair have separate scopes & prices.
Can you replace taps, toilets & showers?
We can assess replacement or repair options for these fixtures, check the existing connections & discuss suitable components before agreeing the work.
Is the work guaranteed?
Qualifying workmanship is covered for 12 months from completion, subject to our terms. We test the completed work & explain any relevant maintenance recommendations.
